Two come to mind at the moment
Do the kitchen cabinets come with hardware? I have been looking at different blogs trying to find and answer to my question but it seems as some houses have them and others do not. I can't tell if it is an after market add on b/c it seems like some of the pictures are final walk-through pics and I see hardware. Just a random question I thought I'd ask so I know if this is something else we need to add to the budget.
Also has anyone who has installed a closet organizer system been able to have them install the wall mounts during construction? We went to the container store the other weekend (actually it was Chris' 25th b-day and yes that is what he chose to do with it) and saw the closet organizer systems that we both fell in love with BUT they are like 10x the price that they would be at Home Depot. So we went to HD and saw them for a great price (about $150 for a 7-10ft unit) and we know we are going to do 2 of these in our closet. I e-mailed our SR and asked her if during construction they would be able to install the wall mounts for us instead of the wire rack they were going to install . We know this could be a DIY project but neither of us is super handy and we want to make sure that the mount is screwed into the studs so it will support the weight of everything once the whole system is constructed ( we will do the rest of the system ourselves its just the mount we want done by Ryan). Our SR doesn't think it will be a problem but she said we have to ask our PM when we get to that stage. I am just hoping this won't be a problem since it is pretty much just switching out the rack for the wall mount.
Hardware is optional unless you are getting the upper level cabinets (cherry and maple glazed). For some reason, you have to purchase the hardware with those cabinets. Ryan only offers one choice for hardware, so most people opt to DIY if they are not required to purchase them based on cabinet choice.
ReplyDeleteOur PM stressed several times during our pre-construction meeting that he is there to build the home that we contracted, nothing more, nothing less. In other words, they aren't going to do anything but what we have already paid them to do. This goes against what other bloggers have been able to work out, so I hope you are able to get them to accommodate you with your closet requests.
We got hardware and to my knowledge was all part of the deal.

We chose the Wyoming Cherry Spice cabinets. Our hardware was optional. For $200 RH will install knobs on all kitchen and bathroom cabinets in your choice of brushed nickel or oil rubbed bronze. If the PM refuses to install the wall mounts, then you can request that they do not hang the wire shelving. At least that way you won't have to remove it when you are ready to install your closet system. We did that with our bathroom mirrors and towel bars. We simply requested that they don't install them so we can hang what we want instead after closing. Good luck!
ReplyDeleteWe got the same cabinets and our hardware was included in the price. We didn't have to pay extra & they even put them in the bathrooms.
DeleteOur hardware was not included. However, they did give us a "discount" for the exact price of what it would be as part of the deal we worked out. They had two options-satin nickel or brushed bronze. As for the extras, it depends on the PM. Ours seems fairly accommodating-he offered to raise the shower head on the sly since my fiance is tall, and ensure the fridge space is large enough to fit the over sized one we got (even if it means adjusting the framework a bit).

Our PM is also not into any "extras". Technically the house is not yours until you close so Ryan does not want any alterations they may have to reverse if you never close on the home. I am still trying to get our PM to switch out our light fixtures so we don't have to find someone to do it later :(

ReplyDeleteHardware is an additional fee in our community. Our SR convinced me to not go with what they offered because there is only one knob choice in the satin nickel or bronze finish. She explained once the holes are drilled then you are stuck with having a knob that cannot be changed to a pull. I do like having knobs on the cabinets and pulls on the drawers. There are so many beautiful options out there, I wouldn't have been satisfied over the long haul with the one basic knob anyways.
ReplyDeleteWe haven't asked our PM for any modifications yet but we will definitely be adding a closet organization system in our master, especially for my shoes!!! I'm so excited! I was going to wait till construction is further along before I plead my case. I am trying to build up a good rapport with him during this stage so that we may be more willing to make some minor adjustments here and there. Even if he won't, we can opt to not have the wire racks installed so either way you can still have the closet system you want. Hope this helps!

ReplyDeleteKnobs were included for us, but we did take the solid (not veneers) cabinets of the highest level. My cousin built across the street and she has no knobs.
ReplyDeleteOur SR just got back to us and the Hardware is not included it is $200 and comes in brushed nickel, so I guess we will just hit up the hardware store after we move in.

ReplyDeleteEverything I've seen says no cabinet hardware. Go figure how the cabinets can cost so much and they can't just throw in some hardware with it!

Same here about seeing another young couple. From the many drives around the community it seems like everyone is pretty friendly so it will be nice to get to know everyone. We are moving from Bensalem Pa...It is about 20 mins outside of Center City Phila. So we will be about an hour and a half away from "home" when we move. How about you guys? And thank you so much for the well wishes! We are really excited about everything coming up this fall!

We didn't get it because, like so many others, we didn't want to be limited to what Ryan had to offer. We'll put our own in later after settlement in one week (yay!). In our old house, we went to a website called closetstogo.com for our custom closet organizers. The options look like California Closets but they are so much less expensive. You enter your closet dimensions and tell them what you want (built-in hamper, more drawers, more shoe racks, etc.) and they come up with a design. You modify back and forth until you come to a final agreement, and they ship it to you. My husband put together our giant walk-in master closet in a few hours. We ended up doing the same thing in all of our closets. The buyers who came through said it was a major selling point.
