I have to keep telling myself this. We have our conditional mortgage commitment letter so yay to that! However, since this is a 203k rehab loan they keep telling us it takes longer than usual.<br />

We still don't have a confirmed settlement date from the mortgage co, but a little birdy let it slip ( our contractor) that they told him May 10th.. We are supposed to be having a conference call today to get our timeline so fingers crossed that they give us a solidified date but until then we will......<br />

<br />Our contract was ratified officially last week by the seller (the bank) they were dragging their feet a little but everything is good to go as of right now. <br />

We had our 1st contractor come up to do an estimate today and we should expect numbers back by the weekend. Hopefully the numbers come in where we want them b/c we really liked this contractor. He was very personable yet professional and knowledgeable. The area we want to move into ( same town we were originally building in) has a lot of competitively priced re-sales b/c there are a lot of new home builders in the area as well. In our research we found out that this is a Ryan Homes "Victoria" Model... the new version of this is the <a href="http://www.ryanhomes.com/find-your-home/our-homes/single-family/victoria-falls/vcf00" target="_blank">Victoria Falls</a> (click the link and check out the virtual tour)<br />

It is a bank owned/REO property that is selling for A LOT less than market value (even in this market) With that being said it needs work! The previous owners got foreclosed upon and took almost EVERYTHING with them before they left. When I say everything I mean, they gutted the entire kitchen cabinets, oven, refrigerator everything, took all toilets but 1 out of the house, took all of the interior doors, "forcibly removed" the central air units ... they even took the deck!<br />

BUT... even with all of that said the house is still a very nice house. So we decided to look into the 203K Rehab loan program to see how we could work rehabbing the house into our mortgage. Well looking into turned into applying for/getting pre approved. Within 2 weeks of 1st seeing the house in person we went ahead and put an offer in on it. After a little back and forth from the bank we are now under contract for this house !!!!! The best part about it is, even after we do our $30k reno job we will still be paying about $225 LESS per month than we would have for the Venice.<br />

2. A few weeks after the wedding all of the things with the Venice fell through. We had gotten switched to a second mortgage company from NVR in the beginning of Nov. NVR took us through the ringer to in the end ultimately say they couldn't close us. The jist of that story is, since we signed our contract so many months before we actually started construction we had to get our credit re-pulled a couple of times because the credit reports had expired by the time they went to start construction and then again when it was time for settlement. A couple of times would have been fine but it wound up being about 5-6 times. Because of that they come back saying,"oh we can't close you b/c the credit score has dropped too low" -_-... are you serious!?! So there was a whole back and forth about that, they were very nonchalant through most of our process. It actually took us being passed off to another company before anyone at NVR acknowledged that someone had messed up. I think we were a few weeks into the process with the next company before someone said they were trying to pull strings and call in favors w/ the new company b/c a few ppl at NVR had "dropped the ball on our case" ...right =-/<br />
<br />
Any who the new company tried to make it work for us but one of their stipulations was they needed 6 months reserve of mortgage payments ON TOP OF what was needed for down payment and closing costs. So essentially they were looking for close to $19,000 to be sitting in our bank in order for us to close....Ok that was all well and good UNTIL Nov 17th.... b/c we were paying for a majority of the wedding ourselves we had the money in the account, but once we needed to pay vendors that money was going to disappear quickly. So then it became a game of trying to get to settlement before the next months bank statements came out that were going to show that the full $19,000 was not there any more (keep in mind we only expected to have to come out of pocket about $8500 so this extra $10 grand was a crazy stretch). In the end it all fell apart b/c ....Wait for it... I work for family WHICH HAS BEEN THE CASE SINCE WE FIRST WENT INTO RYAN HOMES AND SPOKE WITH AN SR!!! I am a w2, full time employee, w/ tax returns and the full 9 it s just that the new company said "it's not at arms length employment and must be looked at the same as being self employed" ...Umm what? if that was the problem why did no one who has known this information for AN ENTIRE YEAR by that point say anything?!?!?!?!?<br />

Needless to say I ran the gamut of emotions during this time, furious, heart broken, annoyed, disappointed ...you name it I felt it.<br />

The same day I wrote my last post I got a call from our loan officer saying that NVR is now transferring us to another Mortgage company b/c they think a 3rd party company can get us closed faster than if they start the process over again w/ a different loan type.<br />

I know I haven't let you guys in on all of the details but I will say that we have done EVERYTHING asked of us during this entire process. Anytime we were asked for anything they had it within 24 hrs (usually less) of them asking. We have been organized, documented everything and have been well prepared so it is baffling that we now have to be switched over to another company 2 weeks after our original closing date. I think communication has been such a hard thing b/c we have been trying so hard to stay on top of everything so we would not be in this situation.<br />
<br />
The thing that adds insult to injury for me is that we are getting married in 3 weeks which means we have to start paying our balances to our vendors starting next week... we don't know what the timeline will be w/ this new lender and now we are hoping that paying for our wedding will not throw off everything. we had been telling them from the start that we had to be closed before November so this exact thing wouldn't happen... but alas we are here anyway.<br />

I am just so bummed, my SR called yesterday and I couldn't help crying on the phone with her b/c we really feel like we did everything that we could to prevent this and everything that was asked of us, not to mention every time we asked for an update we were told we were fine and everything looked good<br />

At this point there is nothing we can do but throw our hands up and wait and continue praying about this whole situation but I am so emotionally drained and I hate it b/c like I said I am 3 weeks from getting married to my best friend and I really wanted to be on cloud 9 right now... actually thinking about that is making me happier so I guess I will just focus on that until I hear some good news<br />

We didn't go down week 7 but when we went down last Thursday for a meeting w/ our PM things were looking good.<br />

They started our landscaping and we got our Black Door while we were down there ( I love my black door =-) ) , we had our stove and microwave installed, the dishwasher was in the box and we were still waiting for the washer, dryer and fridge ( they were supposed to be delivered this past Monday). We have our flooring and they were also putting on the final coat of paint while we were there and our PM said they would go back and touch up spots if need be throughout this week. <br />
<br />
We are just super excited about everything coming to a close and being able to move in. We are scheduled to close next Thursday 10/11/12 ( I love that date now) and we were able to lock in @ 3.5 % woo hoo!!! We were officially approved back in January ( I know we have been at this for a while lol) and we were supposed to be waiting for re-approval. We have been playing the waiting game with NVR and have sent them everything they have asked for. The last time we had heard anything from them was 9/22 so we went from playing the waiting game to playing the stalking game ( leaving multiple voice mails a day in hopes of a return phone call) Well today while playing the stalking game we actually were able to get in touch with our loan officer and she told us we were pretty much holding our breath for nothing. She was like " Oh you have been approved since the first time we did this, we just needed updated information, but you guys are good to go"... thanks I would really liked to have known this weeks ago so I wasn't stressing over if we were cleared to close or not.... but anyway woohoo again!!!<br />

Sorry I have been MIA for a while have a lot of wedding stuff to do these days. The last time we were down at the house was 9/15 and I took some video this time. Sorry it is not the most stable video I was actually just taking it for my mom but I figured I would post it here too, since it shows better angles and such than the pics I took. Chris has video of the basement on his phone but we haven't gotten a chance to upload it yet. I will try to remember to put it up next time around.<br />

As you will see in the video (and the 2 pics I am going to post) below we did have one issue that we are trying to get resolved. It looks like there is some type of water damage abouve the door in to the laundry room b/c there was a bubble between the paint and the drywall but our PM insists there was no water and it was just a crack in the drywall. I would be more inclined to accept that if there wasn't what seems to be wet, compacted insulation on the ground in the laundry room as well... We have a meeting w/ our PM 9/27 so we will see what he is talking about then, but I think Chris is still going to go up into the attic area to check for himself.<br />

When we pulled up I was super excited to have siding yay! and then I looked at it again and started to think it was a little dark. We chose Sandtone siding and I thought it was a more yellow/tan color where as the siding (more so in person) is more of a orange/beige color. It didn't help that as soon as we got out of the car Chris says " it's orange" <br />

We contacted our SR to see if there were any other Sandtone houses in our neighborhood just to make sure we got the right color. She gave us an address in a near by neighborhood ( but we haven't been back down yet to see it). She also explained to us that right around the time we made our color selection they changed their options from a Sandstone colored siding to a Sandtone colored siding saying that sandstone was lighter. I was/am kind of wondering if the swatch didn't get switched properly or something however if you look at the above picture it says " sandtone" on it, so I guess we shall see.<br />
<br />
Our SR and PM are working on making sure the color we got is the color we chose. I haven't really heard anything from either one of them all week and I'm not sure if that is a good or bad thing. <br />
<br />
I didn't really get any good pics of he drywall while I was down there sorry. There were a few issues the most major of them being we are missing an outlet in our powder room ( we have no outlets at all in there as of right now) but besides that it was pretty minor stuff that should be fixed fairly easily. <br />
<br />
So using other pairs of eyes do you see what I see or am I seeing things? <br />

We had our pre-construction meeting yesterday yay! It was supposed to be on Friday but we had a death in the family and had to postpone until yesterday.<br />

It was quick and painless and we were able to ask all of our remaining questions. Our PM Scott seems cool and pretty laid back, but he told us that they wouldn't be able to put the wall mounts in for our closet organizer =-(.... oh well life goes on lol. I guess we will play Mr and Mrs Fix it and figure out how to do it ourselves. It shouldn't be hard but we just don't want to mess anything up!<br />

We were originally told by our SR that they planned to break ground Thursday the 26th, but our PM told us yesterday that the permit had not yet been approved by the city so they might have to push our start date back to some time next week. So we shall see... Do the kitchen cabinets come with hardware? I have been looking at different blogs trying to find and answer to my question but it seems as some houses have them and others do not. I can't tell if it is an after market add on b/c it seems like some of the pictures are final walk-through pics and I see hardware. Just a random question I thought I'd ask so I know if this is something else we need to add to the budget. <br />

Also has anyone who has installed a closet organizer system been able to have them install the wall mounts during construction? We went to the container store the other weekend (actually it was Chris' 25th b-day and yes that is what he chose to do with it) and saw the closet organizer systems that we both fell in love with BUT they are like 10x the price that they would be at Home Depot. So we went to HD and saw them for a great price (about $150 for a 7-10ft unit) and we know we are going to do 2 of these in our closet. I e-mailed our SR and asked her if during construction they would be able to install the wall mounts for us instead of the wire rack they were going to install . We know this could be a DIY project but neither of us is super handy and we want to make sure that the mount is screwed into the studs so it will support the weight of everything once the whole system is constructed ( we will do the rest of the system ourselves its just the mount we want done by Ryan). Our SR doesn't think it will be a problem but she said we have to ask our PM when we get to that stage. Both of our neighbors have sold signs and our neighbors to the right have stakes.<br />

Anywho, while we were down there we noticed a rather large (to us) pool of standing water running along the easement behind the houses. I know that's what the easement is supposed to be for, but I was told there are storm drains every 4 -5 lots so there would be no standing water.<br />

This was something that bothered us a little as it was a decent amount of water just pooling in a few neighbors yards ( and the rain that caused it wasn't that heavy). We were told that day by one of the other SR's in the neighborhood that it could be due to near by construction. The dirt could be causing a shift in how the water drained... I am ok with that answer except for the fact that our street is going to be extended a great deal and there could be construction going on for a while. Has anyone else had a problem with standing water running along their easement and more importantly has it caused any basement flooding? <br />

Everyone we know with kids tells us it will be a great idea for the future so we went ahead and did it.
Also after reading a few other blogs I think I am going to ask for the higher top rack in the closet so that I can put another rack underneath. We are also thinking about getting a few additional outlets like on the island and on top of the cabinets ( I think that is it but I will double check to make sure)
